Commercial property in Royal Leamington Spa

Royal Leamington Spa came into its own in the 18th century when it was believed its waters had medicinal properties. Its Royal Pump Room and Baths attracted swathes of visitors, and although its pools are no longer used, the building still stands today as an art gallery and museum with the opportunity to sample the water. Thanks to a quick expansion at the height of its popularity, the town consists of elegant Regency and Georgian architecture that give it a distinctive character. Queen Victoria granted Leamington Spa a royal title in 1838.

The peaceful and picturesque town is popular among retirees and wealthy residents. It boasts a rich retail offering, including both boutique and high street stores, which continues to attract independent businesses wanting to make the most of the footfall. It has a population over 55,700.

Situated in the Midlands close to both the M6 and M42, Royal Leamington Spa is within an hour’s drive of Birmingham, Leicester, Coventry, Worcester and the northern outskirts of the Cotswolds. In fact, you can reach Coventry by rail in under 15 minutes and from there catch direct trains to London. Birmingham centre and Birmingham International Airport is also just 30 minutes away by train.

A number of major factories were once based in the town, which were making the most of the canal ways. Although many of these have now closed, the Eagle Foundry, which produces Rangemaster Aga stoves, still manufactures in Royal Leamington Spa. Today, the town is recognised as Silicon Spa for the number of video gaming companies based in the area.
