The 10.4 acre site is located to the north of Eston Road in Lazenby, a village lying between Eston and Redcar, close to the Wilton International site and just north of the A174 Parkway. The development site is located at the west of the village centre and is accessed directly from the main road through the village.

This land is located in Marton which is a dormitory suburb of Middlesbrough, in North-East England. Built from the 1950s onwards, Marton, an upper class region, now stands firmly within the boundaries of Middlesbrough unitary authority.

Haverton Hill Industrial Estate is located between Billingham and Middlesbrough. This Industrial Estate is home to many large companies and forms part of the site formerly known as ICI. The main arterial route of Haverton Hill Road passes by this site, leading straight to the A19 both North and South.

The proposed development covers an area of approximately 1 acre and has outline planning permission for a pub/restaurant with up to 60 car parking spaces.
