The property comprises an office building originally designed as two separate buildings, No. 48 and No. 49 Pall Mall were built between 1894 and 1897. After the war the building was converted into offices. This involved the complete rebuilding of No. 48 which had been seriously damaged. The original facade of No. 49 was retained unaltered and that of the new No. 48 was designed to blend in with the architecture of Pall Mall. The building currently provides office accommodation arranged over lower ground, ground and seven upper floors.

The property is located on the north side of Pall Mall close to St James’s Square and The Mall. Green Park Underground Station (Piccadilly, Jubilee and Victoria lines), Piccadilly Circus Underground Station (Piccadilly and Bakerloo lines) and Charing Cross Underground Station (Bakerloo and Northern lines) are all within a short from the property. These stations provide direct access to the majority of London’s mainline termini including Victoria, Waterloo, Euston, King’s Cross, Charing Cross and Paddington, which in turn provide access to Heathrow and Gatwick airports.
